How these figures are calculated
Monthly bond repayment
We use the standard amortising loan formula, where the bond amount is your purchase price less your deposit:
PMT = (L × r) ÷ (1 − (1 + r)−n)
Here L is the loan amount, r is the monthly interest rate (annual rate ÷ 12 ÷ 100) and n is the number of monthly instalments (years × 12). The first instalment is split into its interest and capital portions so you can see how little capital you repay in the early years.
Transfer duty (SARS)
Transfer duty is charged on a sliding scale. No duty is payable on the first R1,210,000 of value, after which progressively higher marginal rates apply up to 13% on the portion above R13,310,000. Where the seller is a VAT-registered developer selling a new unit, transfer duty falls away because 15% VAT is already included in the price.
Conveyancing & bond registration fees
The transfer attorney’s fee scales with the purchase price on the recommended Law Society guideline, and the bond registration attorney’s fee scales with the size of the bond. We add a standard allowance for posts, petties and FICA, the Deeds Office registration fee and the NCA-capped bank initiation fee of R6,037.50.
Important assumption
These are estimates for planning purposes. Attorney firms quote slightly different amounts and banks may waive or adjust the initiation fee. Always obtain a formal cost quotation from your conveyancer before budgeting precisely.
